What are property taxes on a mobile home in a Hames community?
September 27, 2024
Mobile home taxes can be confusing. We created this simple FAQ to clarify common tax questions for your Hames Home.
Who do I pay taxes to?
Linn County collects the property tax on homes in Cedar Rapids. You can check and pay these on iowataxandtags.com
How often do I pay taxes?
Every six months. Your taxes for January 1 to June 30 are due in March, taxes from July 1 to December 31 are due in September.
How much should I expect to pay?
Taxes are based on the livable square footage, and the age of the home. A pre-owned single sectional is usually just under $200 per year. Our biggest, newest homes are still going to be under $500 per year. This is not a tax on the land, but a tax on the home.
If I don’t pay taxes on the land, who does?
The community ownership pays these taxes. This is a large portion of what lot rent goes towards.
What about my garage?
Garages are assessed as "buildings on leased land" by Linn County. This means they receive a separate tax bill, which varies depending on the county's assessment. Typically, the tax amounts range from $200 to $400 per year.
What about my deck and shed?
Decks and sheds for your mobile home site are not taxed items in Linn Co.
