There are many misconceptions about home site rental in a manufactured housing community. Here is what your lot rent provides you at Hames.
The primary purpose of lot rent is the use of the land. Your home is placed in the Hames community, and we charge a monthly site fee as a month-to-month lease. You do not have to pay for the purchase of the land up front, and that keeps initial costs down.
What else does a Hames Community provide?
1.Property management.
Our community has 24-hour emergency on-call management, and a dedicated office team of maintenance coordinators.
2. Amenities
Our dog park, walking trails, frisbee golf, soccer field, play areas – we want to ensure that our community has ample facilities for our homeowners. Balancing amenities with keeping costs down is always our priority.
3. General maintenance
Mowing our common areas, plowing snow, maintaining our trees are all done by our diligent Hames Community managers.
4. Property taxes and insurance
Homeowners pay their own property taxes in a Hames community, but the land tax is paid by the community ownership. This is a large portion of the lot rent allocation.
5. Infrastructure upgrades.
Our community roads, sewer drains, streetlights and environmental engineering are all maintained by the community – this is not something the city or the county provides.
